MARBELLA HOME TRUST, S.L. is a company specialising in the technical management, supervision and turnkey delivery of high-end residential real estate projects.
Buying, refurbishing or building a luxury villa on the Costa del Sol requires rigorous technical and legal coordination. Our aim is to be the law firm's trusted technical arm, offering its clients exclusivity, budget discipline, full transparency and mitigation of technical and construction risks.
Technical direction is led by Mr Vladimir Kozlov, an engineer whose official degree is recognised at Bachelor's (Grado) level by the Spanish Ministry of Universities, with experience in managing complex infrastructure, operations management and control engineering. The company holds management-level certification in Occupational Health and Safety (PRL) and can act as its own on-site safety resource.

01 · Technical Due Diligence
Pre-purchase audit
Designed to complement the law firm's legal due diligence before signing the deposit contract (arras) or the public deed of sale.
- Electrical installations, distribution boards, home automation and power capacity
- Central climate control: HVAC, VRF, aerothermal systems and underfloor heating
- Plumbing, pressure pumps, drainage and pool and spa filtration or treatment
- Structural and envelope defects: damp, flat-roof leaks, cracks, thermal and acoustic insulation
- As-built drawings, municipal licences, valid installation certificates and estimated CAPEX to fix defects
Deliverable: a detailed expert technical report, designed to support price negotiation. Covered by professional indemnity insurance.
02 · Owner's Representative
Project management and quality control
The client's sole point of contact and technical representative throughout refurbishment, extension or new build.
- Cost control: line-item audits, market comparisons, prevention of unjustified overruns and approval of progress valuations before any payment
- Planning: master schedule with Gantt charts, milestones and coordination of all parties
- Quality supervision: materials, luxury finishes and workmanship in line with the Spanish Building Code (CTE)
- Regular executive reports to the owner and their legal representatives: photos, drone footage and financial summary
03 · Main Contractor
Main contractor, 100% subcontracting
A complete turnkey solution under one commercial contract and a single invoice, with no dilution of responsibility.
- The company signs the main contract with the client and subcontracts 100% of the works packages to certified installation companies: plumbing, electrical, HVAC, masonry, structures and technical joinery
- Registered in the Andalusian REA register for the construction sector
- Our own on-site safety resource: 60 hours of PRL training and 10 hours for management staff
- We require, review and keep each subcontractor's health and safety plans, insurance and certificates of good standing with Social Security and the Tax Agency
- The installation companies issue the official certificates (CIE) for electricity, water and HVAC with the regional Department of Industry
- General construction liability policy for a contractor without direct labour, late-delivery penalties and 5% retention
